Senior Broker Todd Warner is one of the most successful and well-respected management rights specialists on the Gold Coast where he leads ResortBrokers’ team.
Since joining ResortBrokers in July 2017, Todd has sold 96 management rights businesses totalling more than $141 million — one of the highest sales records in the industry for scale and volume.
In FY24, he was ResortBrokers’ Top Sales Broker, settling 19 management rights transactions with a combined worth of over $52 million. This included three record transactions for the Gold Coast: Burleigh Mediterranean Resort, Cienna Varsity Ridge and Sphere Southport Living.
- Burleigh Mediterranean Resort was the fifth largest sale of a Gold Coast management rights business and one of the largest that was not purchased off the plan. Bought by Ultiqa Hotels & Resorts, the management rights to the 110-unit luxury holiday resort settled in November 2023.
- Cienna Varsity Ridge, settled in March 2024, set a new record multiplier for a residential apartment complex. The 257-apartment residential development at Varsity Lakes also created a new benchmark for build-to-rent-style living.
- Sphere Southport Living was Southport’s largest ever management rights transaction. Settled in June 2024, the 436-apartment complex sold for more than double the previous Southport management rights record holder, Nexus Towers, which sold in a 2018 transaction that was also brokered by Todd.
Todd’s excellence in management rights has been recognised with other ResortBrokers’ awards over the years, including Rising Star in 2018/19, back-to-back wins as Volume Broker of the Year in 2019/20 and 2020/21, and Management Rights Broker of the Year in 2021/22.
Todd is an expert across all asset types and classes, whether off-the-plan, permanent or short-term management rights. His outstanding results have been achieved by building lasting relationships, providing peerless customer service and delivering results-driven solutions for his clients.

Outside work, Todd is a devoted father and husband to his young family, plus a self-confessed sports’ tragic, whether it is chasing waves at his local surf break at Tugun, or supporting his beloved Broncos, Reds and Brisbane Lions.
